Case Study
Combined Daylight & BNG Reports Delivered Within One Week
An architectural practice appointed us to deliver both a Daylight & Sunlight Assessment and a Biodiversity Net Gain (BNG) Report for a live development project progressing through the purchase and planning stage.
The client required both technical reports urgently to support a planning application submission tied to the property acquisition timeline. Speed, accuracy, and coordination were critical to avoid delays and additional finance costs.
We arranged a single coordinated site visit, allowing both the daylight/sunlight survey and the BNG habitat assessment to be completed efficiently at the same time. This reduced disruption, saved consultancy costs, and accelerated the reporting programme.
Using advanced 3D modelling and BRE-compliant daylight analysis methods, we produced a full daylight and shadow impact assessment alongside a compliant BNG metric calculation and habitat enhancement strategy.
Both reports were completed and issued within one week, enabling the planning application to be submitted on schedule during the purchase process.
Outcome
● Planning application approved
● Submission deadlines met
● Finance holding costs reduced due to faster reporting turnaround
● Architect retained our services for their next project
● Client benefited from a single consultant delivering two specialist reports

Beyond Compliance:
Delivering Better BNG for Less
"By rethinking the original landscape strategy, Daylight Reports achieved over 10% Biodiversity Net Gain, reduced unnecessary tree planting requirements, and delivered significant cost savings for the developer while maintaining a practical and planning-compliant solution."
“Daylight Reports developed a smarter and more cost-effective BNG strategy that exceeded the required 10% biodiversity net gain target while reducing the number of trees originally proposed in the architectural and arboricultural plans.
This resulted in significant cost savings and a simpler, more practical solution for the development. Their collaborative and design-aware approach was highly valued by the project team, and the recommendations are now being considered within future schemes.”
